Rebuild your compset from the guest's view
Your compset is probably the hotels on your street. Your guests may be comparing you with a completely different list.
Here's a 30-minute check worth doing this week.
Open a booking site the way a guest would. Search your area, a few upcoming dates and your usual price range. Write down the 5-6 hotels that keep appearing next to yours.
Then put that list beside the compset you price against today.
A hypothetical example: a 30-room boutique hotel in Canggu tracks four nearby resorts selling at around IDR 2.5 million. But the guests searching for it mostly see villas and boutique hotels at IDR 1.4-1.8 million. If it prices off the resorts, it looks expensive in the searches that actually turn into bookings.
The takeaway: your compset is the hotels your guest is weighing up, not the ones that happen to be nearby. Check it again every season. New openings, renovations and reviews all change it.
How did you choose your compset? Tell us in the comments. To see how Revbot puts a hotel's rate next to the market for the next 30 days, explore a demo hotel in the free 7-day demo at revbot.id.
