RevPAR for Hotels: Formula, Worked Examples and 6 Ways to Grow It

RevPAR, revenue per available room, is the number most hotel owners look at first. It combines how full you are and how much you charge into one figure, so it shows whether the business is actually growing. This guide explains the RevPAR formula, walks through simple examples, and lists practical ways to increase it.

The RevPAR formula

There are two ways to calculate RevPAR, and both give the same answer:

  • RevPAR = room revenue ÷ rooms available
  • RevPAR = ADR × occupancy

ADR (average daily rate) is room revenue divided by rooms sold. Occupancy is rooms sold divided by rooms available.

Use room revenue only. Food, beverage, spa and other income belong in other measures, such as TRevPAR (total revenue per available room).

A worked example

A 50-room hotel in Ubud, for one night:

  • Rooms available: 50
  • Rooms sold: 40
  • Room revenue: Rp 48,000,000

Then:

  • Occupancy = 40 ÷ 50 = 80%
  • ADR = Rp 48,000,000 ÷ 40 = Rp 1,200,000
  • RevPAR = Rp 48,000,000 ÷ 50 = Rp 960,000 (or Rp 1,200,000 × 80%)

For a month, use the totals for the month: room revenue for the month divided by the number of room nights available (rooms × days).

Why RevPAR beats occupancy or ADR alone

Look at two nights at the same hotel:

  • Night A: 90% occupancy at Rp 900,000 → RevPAR Rp 810,000
  • Night B: 75% occupancy at Rp 1,200,000 → RevPAR Rp 900,000

Night A looks better on occupancy, but Night B earns more from the same 50 rooms, with fewer rooms to clean and fewer amenities used. That is why revenue managers watch RevPAR instead of chasing occupancy.

RevPAR also has a limit: it does not include the cost of selling each room. OTA commission, for example, can differ a lot between channels. Many hotels also track net RevPAR, after distribution costs, or GOPPAR, gross operating profit per available room.

6 ways to increase RevPAR

1. Price each date on demand, not on a season. A single seasonal rate leaves money on the table on strong dates and loses bookings on weak ones. Review rates by date, based on booking pace and the market.

2. Protect your peak dates. Do not sell your best nights early at a low rate. Use pace against last year to decide when to raise rates as a date fills up.

3. Use length-of-stay rules carefully. A minimum stay on a peak Saturday can prevent one-night bookings that block a longer, more valuable stay. Remove the rule if the date is behind pace.

4. Keep your rate structure consistent. If your room types and rate plans follow BAR with fixed differences, a single good decision improves every product at once.

5. Shift mix toward direct bookings. Gross RevPAR is the same, but net revenue improves when more rooms come through lower-cost channels.

6. Benchmark against your compset. A RevPAR that grows 5% while your market grows 15% is a lost opportunity. Compare your rate position and occupancy with similar hotels nearby.

How often to review RevPAR

Look at RevPAR for the next 30 to 90 days weekly, and for the past month once a month. Forward-looking RevPAR (on the books) tells you where to act; past RevPAR tells you whether your decisions worked.

How Revbot helps

Revbot shows RevPAR, ADR and occupancy for every future date, together with booking pace against last year and your compset rates. It recommends, or sets, the rate for each room type within the floor and ceiling you choose, so RevPAR decisions are made every day instead of when there is time.

Quick checklist

  • Calculate RevPAR from room revenue only.
  • Compare RevPAR, not occupancy, when you judge a rate decision.
  • Review the next 90 days of on-the-books RevPAR every week.
  • Track net RevPAR if your channel costs differ a lot.
  • Benchmark your growth against your compset.
